Honest answers to the questions buyers actually ask.
How many people live in Conil de la Frontera?+
The INE padron counted 24,102 residents at 1 January 2025. SIMA's separate register-based census gives a slightly different total for the same year, 24,133, but that is a different operation and we do not mix the two. Conil covers 88.61 square kilometres on SIMA's 2019 figure, and the 2021 census recorded 8,806 principal dwellings. That dwelling figure excludes second homes and empty properties, so it understates the total housing in a coastal town.
How many foreign residents does Conil have, and where are they from?+
SIMA's padron count at 1 January 2025 is 1,743 foreign nationals, about seven in a hundred of the population on the same register. The largest nationality is German, at roughly one in seven of those foreign residents. Note the distinction: that is the German share of the foreign population, not the foreign share of the town. SIMA publishes only the first-ranked nationality, so the second and third groups are not published anywhere at municipal level.
What are property prices doing in Conil de la Frontera?+
Idealista's July 2026 report puts the municipal asking price up by about a seventh on a year earlier, with a small rise on the month. The single priced district, Conil town, is up by about a tenth over the year and stands at its historic maximum. The municipal figure is about a tenth above Cádiz city's on the same month's data. We do not print prices in prose; the live price fields on this page carry them.
Which neighbourhoods in Conil have price data?+
Only one. Idealista's district selector for Conil lists three areas, Conil, Barrio Nuevo and Roche, and its July 2026 comparison table prices just Conil town, which sits somewhat below the municipal average, roughly a twelfth lower. Barrio Nuevo and Roche are absent from the table, which means no price is published for them that month. For a buyer looking at Roche in particular, the municipal average is the only published reference there is.
Does Conil de la Frontera have a train station?+
No. Conil does not appear on Adif's 2026 network maps as a station or on any line, and a search of adif.es returns no station page for it. Every journey in and out of the town is by road. The Cercanías C-1 line, which was running as rail over its whole length on 31 August 2026, does not reach Conil. We publish no journey time or distance from Conil to any station elsewhere because none is sourced.
Which hospital serves Conil de la Frontera?+
Not published. Conil is in the Distrito de Atencion Primaria Bahia de Cádiz-La Janda, Zona Basica de Salud Conil, on the SAS primary care map. The EASP record for the Conil La Atalaya health centre carries the district and zone but leaves the reference centre field empty, and no Cádiz province hospital publishes a list of the centres it serves. So we state the district and zone and stop there. Within the municipality, SIMA counts one health centre and one consultorio in 2025.
What is the climate like in Conil?+
We do not know from a source in the municipality. AEMET's populated climate stations in Cádiz province are Cádiz, Jerez de la Frontera airport and Tarifa, each with 1981 to 2010 normals, and none of them is in Conil. Borrowing a neighbour's table would print figures for a different place under Conil's name, so the climate block on this page is empty by design. The gap is a fact about the record, not an oversight.
What schools are there in Conil de la Frontera?+
SIMA's count for the 2023 to 2024 school year lists eleven infant centres, six primary, four compulsory secondary, one bachillerato, one intermediate vocational and four adult education centres. Higher vocational is a published zero. A centre offering several levels may be counted at each, so the columns do not add up to a total. No international or British school in Conil has been identified from a named source.
What are the costs of buying property in Conil de la Frontera?+
When buying property in Conil de la Frontera, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Conil de la Frontera?+
Annual property ownership costs in Conil de la Frontera include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Conil de la Frontera within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Conil de la Frontera?+
When selling property in Conil de la Frontera, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. Plusvalia municipal is set by the town hall of Conil de la Frontera and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Conil de la Frontera no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
